NOTICE OF FORECLOSURE SALE Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at 1501 Casa Florida Place NW, Albuquerque, NM 87120, more fully described as: LOT NUMBERED FIFTEEN (15) OF TIERRA OESTE SUBDIVISION, UNIT 3, (A REPLAT OF TRACTS A, C, E & II OF THE CROSSING), ALBUQUERQUE, NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON THE PLAT THEREOF FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY, NEW MEXICO ON FEBRUARY 12, 2002 IN MAP BOOK 2002C, PAGE 49. The property will be sold subject to rights of redemption; easements, reservations and restriction of records; taxes and governmental assessments; any liens or encumbrances not foreclosed in this proceeding; environmental contamination, if any, and zoning violations concerning the property, if any. A Final Judgment, Decree of Foreclosure, and Appointment of Special Master (the "Judgment"), was entered in the above captioned and numbered cause against the Defendants in favor of U.S. Bank Trust National Association, as Trustee of Bungalow Series III Trust, on April 30, 2021, in the total amount of $349,740.42 plus interest at the rate specified in the Judgment from April 30, 2021. The sale is to begin at 9:15 A.M. on August 11, 2021, at the front steps of the Bernalillo County Courthouse, located at 400 Lomas Blvd NW, Albuquerque, New Mexico, 87102, at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Judgment referred to above, and to satisfy the total amount of the Judgment plus interest to the date of the foreclosure sale and the costs of the foreclosure sale. At such sale, the Plaintiff, U.S. Bank Trust National Association, as Trustee of Bungalow Series III Trust, may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Judgment to the bid, should it be the highest bidder.
