NOTICE OF SUIT ALL UNKNOWN PERSONS CLAIMING A LIEN, INTEREST OR TITLE ADVERSE TO PLAINTIFF, GREETINGS: You are hereby notified that the above-named Plaintiff has filed a civil action against you in the above-entitled Court and cause, the general object thereof being too quiet title in and to the real property described below in Plaintiff. The real property is located in Bernalillo County, New Mexico and is described as: Tract I A certain tract of land being a portion of the plat entitled "A Plat of the New Mexico State Highway Department Tract, North Albuquerque Acres Tract "A", Unit "A", Elena Gallegos Grant, Bernalillo County, New Mexico, in Section 24, T.11N, R.3E, NMPM," filed in the office of the County Clerk of Bernalillo County,New Mexico, on July 8, 1985, in Plat Book C27, page 158, and being moreparticularly described as follows: Beginning at the northwest corner of the herein described tract, said corner being the northwest corner of the herein referenced plat; thence S.8936'41"E., a distance of 167.91 feet along the northerly line of the herein referenced plat, to the northeast corner of the herein described tract; thence leaving the northerly line and commencing along the northerly line of a 60 foot wide Drainage Easement as shown on the herein referenced plat, S.6743'49"E., a distance of 198.54 feet to a point on the westerly line of the herein referenced plat; to a point on the westerly line of the herein referenced plat; thence along the westerly line of the herein referenced plat, N.10 36'41"E., a distance of 81.01 feet to the point and place of beginning and containing 0.1517 acres, more or less. Tract II A certain tract of land being a portion of Coronado Avenue as shown on the plat entitled "A Plat of the New Mexico State Highway Department Tract, North Albuquerque Acres Tract "A", Unit "A", Elena Gallegos Grant, Bernalillo County, New Mexico, in Section 24, T.11N, R.3E, NMPM," filed in the office of the County Clerk of Bernalillo County, New Mexico, on July 8, 1985, in Plat Book C27, page 158, and being more particularly described as follows: Beginning at the southwest corner of Coronado Avenue, being a point on the southerly line of Coronado Avenue and a point of intersection with the northwest corner of the New Mexico State Highway Department Tract, as filed in the office of the County Clerk of Bernalillo County, New Mexico, on July 8, 1985, in Plat Book C27, page 158, running thence along the easterly line of Pan American East Freeway N. 1047'03"E., 61 feet to the northwest corner, being a point on the northerly line of said Coronado Avenue and being the southwest corner of Tract Z-1-A, Block 6, Tract A, Unit A, North Albuquerque Acres, as filed in the office of the County Clerk of Bernalillo County, New Mexico, on November 4, 1984, in Volume C32, Folio 143; thence along the northerly line of Coronado Avenue, S. 8936"38"E., a distance of 156.9 feet to the northeast corner; thence S.0023'22"W., a distance of 60 feet to the southeast corner, being a point on thesoutherly line of Coronado Avenue; thence along the southerly line of CoronadoAvenue N. 8936'38"W., a distance of 166.91 feet to a point to the southwestcorner and place of beginning, containing .2237 acres, more or less. That unless you enter your appearance in said cause on or before March 5th, 2021, judgment by default will be entered against you declaring Plaintiff to be the owner of the said real property, in fee simple, subject only to any easements of record in favor of the City of Albuquerque; permanently enjoining you and all persons claiming under you, from asserting any adverse claim to the said real property.
