NOTICE OF FORECLOSURE SALE STATE OF NEW MEXICO COUNTY OF SAN MIGUEL FOURTH JUDICIAL DISTRICT FREEDOM MORTGAGE CORPORATION, Plaintiff, vs. Case No.: D-412-CV-2019-00615 KELT L COOPER; Defendant. PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in San Miguel County, New Mexico, commonly known as 102 County Road A1, Sapello, NM 87745, and more particularly described as follows: PARCEL ONE (1) AND PARCEL TWO (2) AND PARCEL THREE (3) WITHIN THE MORA LAND GRANT, IN PROJECTED SECTION 16, TOWNSHIP 18 NORTH, RANGE 16 EAST, N.M.P.M., IN THE AREA KNOWN AS LA TEGUA, SAN MIGUEL COUNTY, NEW MEXICO, AS SHOWN ON PLAT OF SURVEY BY WINSTON & ASSOCIATES, INC., DATED FEBRUARY 17, 1994 AND REVISED IN AUGUST 1994, DRAWING NO. 94157, FILED IN THE OFFICE OF THE SAN MIGUEL COUNTY CLERK, AUGUST 9, 1994 IN PLAT BOOK 25, PAGE 100, DOCUMENT NO. 2941. If there is a conflict between the legal description and the street address, the legal description shall control. The sale is to begin at 11:00 AM on February 11, 2021, on the front steps of the Fourth Judicial District Courthouse, City of Las Vegas, County of San Miguel, State of New Mexico, at which time I will sell to the highest and best bidder for cash, in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the foreclosure Judgment granted on December 7, 2020, in the total amount of $260,994.16, with interest at the rate of 4.125% per annum from January 31, 2020 through the date of the sale. The sale is subject to the entry of an Order by this Court approving the sale. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, and all taxes and utility liens, special assessments and taxes that may be due.
