NOTICE OF SALE NOTICE IS HEREBY GIVEN that on July 16, 2019, at the hour of 10:00 a.m., the undersigned Special Master will, at the main entrance of the Valencia County Courthouse, 1835 Hwy. 314 SW, Los Lunas, New Mexico, sell all the right, title and interest of the above-named Defendants in and to the hereinafter described real estate to the highest bidder for cash. The property to be sold is located at 42 Don Jacobo Street, Peralta, and is situate in Valencia County, New Mexico, and is particularly described as follows: A certain tract of land comprising the easterly 0.50 acre of Tract 37-A-3, and being more commonly known as Tract 37-A-3-B, as such tract is shown on Map 70 of the surveys of the Middle Rio Grande Conservancy District and being within Private Claim No. 879 in Section 24, Township 7 North, Range 2 East of the New Mexico Principal Meridian, Valencia County, New Mexico, and being more particularly described as follows: BEGINNING at the southeast corner of the tract, the southeast corner of Tract 37-A-3, whence the west 1/4 corner of Section 24, T.7N, R.2E, N.M.P.M., bears S.7719'52" W., 2671.04 feet distant and running as follows: Thence N.0843'E., 172.50 feet to the northeast corner; Thence N.4323' W., 130.16 feet to the northwest corner; Thence S.08 43' W., 251.65 feet to the southwest corner; Thence S.80 50'E., 102.71 feet to the southeast corner and the point of beginning. Said Tract is also known as Tract B as shown on the survey filed in the office of the County Clerk of Valencia County, New Mexico on July 2, 1980 in Plat Book 8, page 139. THE FOREGOING SALE will be made to satisfy a judgment rendered by the above Court in the above entitled and numbered cause on June 5, 2019, being an action to foreclose a mortgage on the above described property. The Plaintiff's Judgment, which includes interest and costs, is $198,738.39 and the same bears interest at 2.000% per annum from September 14, 2018, to the date of sale. The Plaintiff and/or its assignees has the right to bid at such sale and submit its bid verbally or in writing. The Plaintiff may apply all or any part of its judgment to the purchase price in lieu of cash. The sale may be postponed and rescheduled at the discretion of the Special Master. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, all recorded and unrecorded liens not foreclosed herein, and all recorded and unrecorded special assessments and taxes that may be due.
