PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Bernalillo County, New Mexico, commonly known as 1020 Broadway Blvd NE, Albuquerque, NM 87102, and more particularly described as follows: THAT CERTAIN PARCEL OF LAND SITUATE IN THE CITY OF ALBUQUERQUE, NEW MEXICO, COMPRISING PROPERTY DESIGNATED AS TRACT 148, MIDDLE RIO GRANDE CONSERVANCY DISTRICT PROPERTY MAP NO. 37, AND MORE PARTICULARLY DESCRIBED BY SURVEY AS FOLLOWS: BEGINNING AT THE NORTHWEST CORNER, WHENCE THE SOUTHWEST CORNER OF TRACT 123, MRGCD PROPERTY MAP NO. 37 IN PLACE AND AS SHOWN ON THE PLAT ENTITLED "LAND OF EDUVIJAN MARTINEZ", SCHOOL DISTRICT NO. 19, BERNALILLO COUNTY, NEW MEXICO, TOWNSHIP 10 NORTH, RANGE 3 EAST, SECTION 17, NMPM FILED IN THE OFFICE OF THE COUNTY CLERK OF SAID COUNTY ON JANUARY 30, 1948 BEARS NORTH 8 24` E., 159.90 FEET DISTANT; RUNNING FROM SAID BEGINNING POINT SOUTH 87 47` E., 138.70 FEET; THENCE S. 06 56` W., 48.36 FEET; THENCE N. 88 00` W., 140.00 FEET; THENCE N. 08 24` E., 49.00 FEET TO THE PLACE OF BEGINNING. If there is a conflict between the legal description and the street address, the legal description shall control. The sale is to begin at 10:15 on August 13, 2019, front entrance of the Second Judicial District Courthouse, City of Albuquerque, County of Bernalillo, State of New Mexico, at which time I will sell to the highest and best bidder for cash, in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the foreclosure Judgment granted on April 19, 2019, in the total amount of $131,123.26, with interest at the rate of 10.2500% per annum from January 21, 2019 through the date of the sale. The sale is subject to the entry of an Order by this Court approving the sale. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, and all taxes and utility liens, special assessments and taxes that may be due.
