PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in San Miguel County, New Mexico, commonly known as 324 Perez Street, Las Vegas, NM 87701, and more particularly described as follows: A PORTION OF THE EASTERLY ONE-HALF (1/2) OF LOTS FORTY-SEVEN (47), FORTY-EIGHT (48), FORTY-NINE (49) AND FIFTY (50), BLOCK LLL OF THE PEREZ ADDITION TO LAS VEGAS, SAN MIGUEL COUNTY, NEW MEXICO, MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT SW CORNER OF THIS TRACT FROM WHICH THE INTERSECTION OF THE NORTH LINE OF PEREZ STREET WITH THE EAST LINE OF CHAVEZ STREET BEARS WESTERLY 103.25 FEET MEASURED ALONG NORTH LINE OF PEREZ STREET; THENCE N 23 DEGREES W 97 FEET TO THE NW CORNER; THENCE NORTH 61 DEGREES 57 MINUTES EAST 62.5 FEET TO THE NE CORNER OF THIS TRACT; A POINT ON THE WESTERLY PROPERTY LINE OF LOT 51, BLOCK LLL; THENCE SOUTH 23 DEGREES EAST 97 FEET TO THE SE CORNER; THENCE SOUTH 61 DEGREES 57 MINUTES WEST 62.5 FEET TO THE POINT OF BEGINNING. The sale is to begin at 11:00 am on July 1, 2019, front entrance of the 4th Judicial District Courthouse, City of Las Vegas, County of San Miguel, State of New Mexico, at which time I will sell to the highest and best bidder for cash, in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the foreclosure Judgment granted on April 23, 2019, in the total amount of $128,397.42, with interest at the rate of 4.590% per annum from February 27, 2019 through the date of the sale. The sale is subject to the entry of an Order by this Court approving the sale. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, and all taxes and utility liens, special assessments and taxes that may be due.
