PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in San Juan County, New Mexico, commonly known as 48 County Road 3520, Flora Vista, NM 87415, and more particularly described as follows: THE PART OF NORTHWEST QUARTER OF THE SOUTHWEST QUARTER (NW1/4 SW1/4) OF SECTION TWENTY-TWO (22) IN TOWNSHIP THIRTY (30) NORTH OF RANGE TWELVE (12) WEST, N.M.P.M., SAN JUAN COUNTY, NEW MEXICO, LYING SOUTH OF THE HALFORD IRRIGATION DITCH AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT WHICH IS 1280.0 FEET SOUTH OF THE NORTHEAST CORNER OF SAID NW1/4 SW1/4; THENCE: NORTH 8731' WEST 339.0 FEET; THENCE: NORTH 325 FEET, MORE OR LESS, TO THE SOUTH RIGHT OF WAY LINE OF THE HALFORD IRRIGATION DITCH; THENCE: SOUTHEASTERLY ALONG SAID RIGHT OF WAY TO THE EAST SUBDIVISION LINE OF THE SAID NW1/4 SW1/4; THENCE: SOUTH ALONG SAID LINE 183.1 FEET TO THE POINT OF BEGINNING. If there is a conflict between the legal description and the street address, the legal description shall control. The sale is to begin at 2:30 on July 11, 2019, San Juan County Courthouse, City of Aztec, County of San Juan, State of New Mexico, at which time I will sell to the highest and best bidder for cash, in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the foreclosure Judgment granted on May 4, 2019, in the total amount of $58,823.34, with interest at the rate of 4.000% per annum from March 1, 2019 through the date of the sale. The sale is subject to the entry of an Order by this Court approving the sale. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, and all taxes and utility liens, special assessments and taxes that may be due.
