NOTICE OF FORECLOSURE SALE STATE OF NEW MEXICO COUNTY OF SAN JUAN ELEVENTH JUDICIAL DISTRICT FREEDOM MORTGAGE CORPORATION, Plaintiff, vs. Case No.: D-1116-CV-2018-00933-6 TIFFANY ROQUEMORE, Defendant . PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in San Juan County, New Mexico, commonly known as 3507 Sierra Vista Dr, Farmington, NM 87402, and more particularly described as follows: LOT 12, IN BLOCK 6, OF THE HIGHLAND VIEW SUBDIVISION, IN THE CITY OF FARMINGTON, SAN JUAN COUNTY, NEW MEXICO, AS SHOWN ON THE AMENDED PLAT OF SAID SUBDIVISION FILED FOR RECORD MAY 29, 1958 AND REFILED FOR RECORD ON JULY 25, 1958, But was described in the recorded Mortgage with the below-highlighted minor typographical error, which should be corrected herein as referenced above: LOT 12, IN BLOCK 6, OF THE HIGHLAND VIEW SUBDIVISION, IN THE CITY OF FARMINGTON, SAN JUAN COUNTY, NEW MEXICO, AS SHOWN ON THE AMENDED PLAT OF SAID SUBDIVISION FILED FOR RECORD MAY 29, 1958 AND REFILLED FOR RECORD ON JULY 25, 1958. If there is a conflict between the legal description and the street address, the legal description shall control. The sale is to begin at 2:00 pm on April 11, 2019, San Juan County Courthouse, City of Aztec, County of San Juan, State of New Mexico, at which time I will sell to the highest and best bidder for cash, in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the foreclosure Judgment granted on February 4, 2019 in the total amount of $128,802.35, with interest at the rate of 3.2500% per annum from November 4, 2018 through the date of the sale. The sale is subject to the entry of an Order by this Court approving the sale. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, and all taxes and utility liens, special assessments and taxes that may be due.
