NOTICE OF SALE ON FORECLOSURE PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in San Juan County, New Mexico, commonly known as 401 N. 6th Street , Bloomfield , New Mexico 87413, and more particularly described as follows: LOT EIGHTEEN (18) IN BLOCK THREE (3) OF THE TARPLEY SUBDIVISION NUMBER TWO, IN THE CITY OF BLOOMFIELD, SAN JUAN COUNTY, NEW MEXICO, AS SHOWN ON THE PLAT OF SAID SUBDIVISION FILED FOR RECORD APRIL 29, 1982. The sale is to begin at 10:45 a.m. on January 30, 2019, outside the front entrance of the Eleventh Judicial District Court, 103 S. Oliver Drive, Aztec, New Mexico 87410 at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted United States of America, Acting Through the Rural Housing Service ("USDA"). USDA was awarded Judgment on December 12, 2018, in the principal sum of $61,254.88, plus interest due thereon through March 30, 2018, in the amount of $10,580.85, and accruing thereafter at the rate of 5.375% per annum ($9.02 per diem) until paid, plus late fees of $39.52, plus miscellaneous fees of $8,672.82, plus in rem subsidy recapture of $26,059.94, plus attorney's fees of $1,125.00, and costs of $782.31, with interest on the aforesaid amounts at the rate of 5.375% per annum from date of the entry of the Judgment until paid. The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of the Defendant(s) as specified in the Judgment filed herein.
