NOTICE OF SALE ON FORECLOSURE PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Rio Arriba County, New Mexico, commonly known as 908 E. Pueblo Street, Espanola, New Mexico 87532, and more particularly described as follows: LOT SIXTEEN (16), LA JOYA SUBDIVISION, ACCORDING TO THE PLAT THEREOF FILED FOR RECORD MAY 26, 1977 IN BOOK OF PLATS AT PAGE 803, RECORDS OF RIO ARRIBA COUNTY, NEW MEXICO. The sale is to begin at 10:45 a.m. on November 6, 2018, outside the front entrance of the United States Postal Service Office located at 1010 Industrial Park Rd., Espanola, New Mexico 87532 at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted United States of America, acting through Rural Housing Service ("USDA"). USDA was awarded in rem Judgment on September 24, 2018, in the principal sum of $27,551.03, plus outstanding interest due on the Note to September 11, 2018, in the amount of $15,073.13 and accruing thereafter at the rate of $7.17 per diem, plus an escrow advances in the amount of $306.60, plus fees currently assessed in the amount of $4,502.31, plus a subsidy recapture in the amount of $65,536.36, plus reasonable attorney's fees incurred by Plaintiff in the sum of $1,862.50 and costs in the sum of $1,195.99, with interest on the aforesaid amounts at the rate of 9.50% per annum from date of the entry of this Judgment until paid. The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of the Defendants as specified in the Judgment filed herein.
