The sale is to begin at 11:45 a.m. on October 2, 2018, outside the front entrance of the USPS, 1010 Industrial Park Rd, Espanola, New Mexico 87532 at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted United States of America acting through the Rural Housing Service ("USDA"). USDA was awarded in rem Judgment on July 30, 2018, in the principal sum of $102,675.38, plus interest through June 30, 2018, in the amount of $16,315.49, and accruing thereafter at the rate of 7.25% per annum ($20.39 per diem) until paid, plus late fees in the amount of $154.75, plus escrow advances in the amount of $384.46, plus fees assessed in the amount of $4,151.90, plus in rem subsidy recapture in the amount of $7,560.56, plus attorney's fees in the amount of $904.50 and costs in the amount of $627.46, with interest on the aforesaid amounts at the rate of 7.2500% per annum from date of the entry of the Judgment until paid. The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of the Defendant(s) as specified in the Judgment filed herein.
