PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Roosevelt County, New Mexico, commonly known as 734 S Roosevelt Road R 1/2, Portales, NM 88130, and more particularly described as follows: A TRACT OF LAND IN THE SOUTH HALF OF THE NORTH HALF OF THE SOUTHEAST QUARTER OF THE NORTHWEST QUARTER (S/2N/2SE/4NW/4) OF SECTION ELEVEN (11), TOWNSHIP TWO (2) SOUTH, RANGE THIRTY-FOUR (34) EAST, N.M.P.M., ROOSEVELT COUNTY, NEW MEXICO, BEING DESCRIBED AS FOLLOWS: BEGINNING AT A POINT ON THE EAST LINE OF SAID NORTHWEST QUARTER OF SECTION 11 BEING 1675.38 FEET SOUTH FROM THE NORTHEAST CORNER OF SAID NORTHWEST QUARTER OF SECTION 11, T2S, R34E, THENCE, S 8741'50"W, 1318.70 FEET; THENCE, SOUTH PARALLEL WITH SAID EAST LINE, A DISTANCE OF 165.0 FEET; THENCE, N 8741'50"E, 1318.70 FEET TO A POINT ON SAID EAST LINE; THENCE, NORTH ALONG SAID EAST LINE, A DISTANCE OF 165.0 FEET TO THE POINT OF BEGINNING, TOGETHER WITH ALL IMPROVEMENTS THEREON. The sale is to begin at 4:00 pm on March 19, 2018, front entrance of the Roosevelt County Courthouse, City of Portales, County of Roosevelt, State of New Mexico, at which time I will sell to the highest and best bidder for cash, in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the foreclosure Default Judgment granted on January 10, 2018 in the total amount of $47,838.34 with interest at the rate of 4.625% per annum from December 4, 2017 through the date of the sale. The sale is subject to the entry of an Order by this Court approving the sale. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, and all taxes and utility liens, special assessments and taxes that may be due.
