NOTICE OF FORECLOSURE SALE THE STATE OF NEW MEXICO COUNTY OF COLFAX EIGHTH JUDICIAL DISTRICT FEDERAL NATIONAL MORTGAGE ASSOCIATION ("FANNIE MAE"), A CORPORATION ORGANIZED AND EXISTING UNDER THE LAWS OF THE UNITED STATES OF AMERICA, Plaintiff, vs. No. D-809-CV-2015-00077 SHELLY R. WOOD, A MARRIED WOMAN AS HER SOLE AND SEPARATE PROPERTY; OCCUPANTS OF THE PROPERTY, Defendants. PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Colfax County, New Mexico, commonly known as 1500 S. Turnesa St, Raton, NM 87740, and more particularly described as follows: THE NORTH 10 FEET OF LOT 2 AND ALL OF LOT 3 IN BLOCK B OF THE BARTOLINO ADDITION TO THE CITY OF RATON, COLFAX COUNTY, NEW MEXICO. The sale is to begin at 10:00 AM on October 26, 2016, on the front steps of the Eighth Judicial District Courthouse, City of Raton, County of Colfax, State of New Mexico, at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted FEDERAL NATIONAL MORTGAGE ASSOCIATION ("FANNIE MAE"), A CORPORATION ORGANIZED AND EXISTING UNDER THE LAWS OF THE UNITED STATES OF AMERICA . FEDERAL NATIONAL MORTGAGE ASSOCIATION ("FANNIE MAE"), A CORPORATION ORGANIZED AND EXISTING UNDER THE LAWS OF THE UNITED STATES OF AMERICA was awarded a Judgment on February 8, 2016, in the total amount of $131,538.90, with interest at the rate o f 6.5000% per annum fro m October 14, 2015 through the date of the sale. Said interest is in the amount o f $8,854.55 . NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, all recorded and unrecorded liens not foreclosed herein, and all recorded and unrecorded special assessments and taxes that may be due . FEDERAL NATIONAL MORTGAGE ASSOCIATION ("FANNIE MAE"), A CORPORATION ORGANIZED AND EXISTING UNDER THE LAWS OF THE UNITED STATES OF AMERICA, its attorneys, and the undersigned Special Master, disclaim all responsibility for, and the purchaser at the sale takes the property "as is," in its present condition, subject to the valuation of the property by the County Assessor as real or personal property, affixture of any mobile or manufactured home to the land, deactivation of title to a mobile or manufactured home on the property, if any, environmental contamination on the property, if any, and zoning violations concerning the property, if any .
