NOTICE OF SALE ON FORECLOSURE PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Bernalillo County, New Mexico, commonly known as 1608 Rolling Rock Place SW, Albuquerque, New Mexico 87121, and more particularly described as follows: LOT NUMBERED SEVENTY (70) IN BLOCK LETTERED "L" OF PLAT FOR MOUNTAIN VIEW ESTATES UNIT 3 AND 4, WITHIN THE TOWN OF ATRISCO GRANT, PROJECTED SECTION 34, TOWNSHIP 10, NORTH, RANGE 2 EAST, N.M.P.M., CITY OF ALBUQUERQUE, BERNALILLO COUNTY, NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON THE PLAT OF SAID SUBDIVISION, FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY, NEW MEXICO, ON OCTOBER 23, 1998, IN PLAT BOOK 93C, FOLIO 313. BOKF, N.A. was awarded in rem Judgment on August 23, 2016, in the principal sum of $93,595.38, plus interest due on the Note through June 1, 2016, in the amount of $11,418.72, and accruing thereafter at the rate of 6.10% per annum ($15.64 per diem) until paid, plus late fees in the amount of $281.89, plus escrow advances for property taxes in the amount of $1,891.58, plus hazard insurance premium in the amount of $3,994.00, plus FHA/HUD premiums in the amount of $833.24, plus funds advanced for escrow shortage at time of default in the amount of $1027.44, less credit to escrow Account after Default in the amount of $1110.30, plus unapplied funds in the amount of ($115.19), plus reasonable attorney's fees incurred by Plaintiff through August 24, 2015, in the amount of $1,500.00, and costs through August 24, 2015, in the amount of $551.50, with interest on the aforesaid amounts at the rate of 6.10% per annum from date of the entry of this Judgment until paid. The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of the Defendant(s) as specified in the Judgment filed herein.
