NOTICE OF FORECLOSURE SALE Notice is hereby given that on February 19, 2013, commencing at 9:00 a.m., in front of the Bernalillo County District Courthouse, 400 Lomas Blvd., Albuquerque, New Mexico, pursuant to the Stipulated Judgment, Order and Decree entered on December 20, 2012, in the above-entitled cause (the "Judgment"), the Special Master, or his designee, will offer for sale and will sell, together or separately, to the highest bidder, the following real property, together with all improvements thereon (the "Property"): Tract lettered "K" of VISTA DE LA LUZ, within Section 35, Township North, Range 2 East, NMPM, City of Albuquerque, Bernalillo County, New Mexico, as the same are shown and designated on the Plat thereof, filed in the office of the County Clerk of New Mexico, on October 30, 2006, in Book 2006C, Page 331, as Document No. 2006165286. The Property is commonly known as Tract J, west side of Coors Boulevard and Sevilla Avenue NW, Albuquerque, NM 87120. Pursuant to the Judgment, the Court foreclosed a mortgage and all liens on the Property, including the mortgage owned by plaintiff LPP Mortgage ("Lender") and any interest of any defendants. The Court also awarded a money judgment in favor of Lender as follows: principal of $3,906,538.94 through June 7, 2012 (the "Judgment Amount"). Post-judgment interest shall continue to accrue after June 7, 2012 at 18% per year until paid in full; The sale of the real property described above will be for cash or cash equivalents, payable immediately. Lender may submit to the Special Master written credit bids prior to the sale.
