NOTICE OF SALE ON FORECLOSURE PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Sandoval County, New Mexico, commonly known as 3912 La Frente Court SE, Rio Rancho, New Mexico 87124, and more particularly described as follows: LOT NUMBERED ONE-HUNDRED-SIXTY-TWO (162) IN BLOCK NUMBERED ONE (1), OF CORRALES HEIGHTS, AS THE SAME IS SHOWN AND DESIGNATED ON THE PLAT ENTITLED, "PORTIONS OF BLOCKS 1 AND 19 AND BLOCKS 20 THRU 29, CORRALES HEIGHTS, RIO RANCHO ESTATES, TOWN OF ALAMEDA GRANT, SANDOVAL COUNTY, NEW MEXICO", FILED IN THE OFFICE OF THE COUNTY CLERK OF SANDOVAL COUNTY, NEW MEXICO, ON JULY 18, 1969, IN RIO RANCHO ESTATES PLAT BOOK NO. 1, PAGE 93. The sale is to begin at 2:00 p.m. on May 3, 2012, outside the front entrance to the Sandoval County Courthouse, City of Bernalillo, County of Sandoval, State of New Mexico, at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted Bank of Oklahoma, N.A. Bank of Oklahoma, N.A. was awarded a Judgment on March 26, 2012, in the principal sum of $50,775.47, plus interest due on the Note through April 1, 2012, in the amount of $9,075.99, and accruing thereafter at the rate of 6.50% per annum ($9.04 per diem) until paid, plus late charges of $130.08, plus escrow advances due in the amount of $8,474.44, plus fee and cost advances of $1,853.28, plus appraisal costs of $1,008.25, plus reasonable attorney's fees incurred by Plaintiff through April 1, 2012, in the amount of $1,900.00 and costs through April 1, 2012, in the amount of $861.29, with interest on the aforesaid amounts at the rate of 6.50% per annum from date of the entry of this Judgment until paid. The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of the Defendants as specified in the Judgment filed herein.
