NOTICE OF SALE ON FORECLOSURE PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Bernalillo County, New Mexico, commonly known as 1624 Soplo Road SW, Albuquerque, New Mexico, 87123, and more particularly described as follows: LOT NUMBERED TWENTY-FOUR (24) OF BLOCK NUMBERED FORTY-FIVE-A (45-A) OF THE AMENDED REPLAT OF FOUR HILLS VILLAGE, NINETEENTH INSTALLMENT, AN ADDITION TO THE CITY OF ALBUQUERQUE, NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON SAID AMENDED REPLAT THEREOF, FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY, NEW MEXICO ON JANUARY 9, 1980, IN BOOK C-16, FOLIO 43-1 AND 43-2. The sale is to begin at 12:00 noon on March 17, 2010, on the front steps of the Bernalillo County Court House, City of Albuquerque, County of Bernalillo, State of New Mexico, at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted 7400 Acceptance, LLC. 7400 Acceptance, LLC, was awarded a Judgment on February 8, 2010, in the principal sum of $187,285.90, plus outstanding interest through December 15, 2009, in the amount of $25,533.00 and accruing daily thereafter at a rate of $57.73 per day, plus late charges of $419.99, plus overdue loan fees of $3,745.72, plus advanced legal fees of $1,828.00, plus attorney fees in the sum of $950.00 and costs through December 15, 2009, in the sum of $550.73, with interest on the late charges, overdue loan fees, advanced legal fees, attorney's fees and costs of this suit at the rate of 11.25% per annum from date of the entry of the Judgment until paid. The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of Defendant(s) as specified in the Judgment filed herein.
