NOTICE OF FORECLOSURE SALE Please Take Notice that the above-entitled Court, having duly appointed a Special Master in this matter with the power to sell, has ordered me to sell the property located at 3208 Corona Northwest, Albuquerque, NM 87120, more fully described as: LOT NUMBERED ONE (1) IN BLOCK NUMBERED TEN (10) KATHERINE VILLAGE ADDITION, AS THE SAME IS SHOWN AND DESIGNATED ON THE PLAT THEREOF, FILED IN THE OFFICE OF THE COUNTY CLERK OF BERNALILLO COUNTY NEW MEXICO ON MARCH 21, 1979, IN VOLUME D9, FOLIO 85. SUBJECT TO ALL PATENT AND MINERAL RESERVATIONS, RESTRICTIONS COVENANTS, RESTRICTIONS AMD RESERVATIONS OF EASEMENTS AND RIGHTS-OF-WAY OF RECORD, AND ALL APPLICABLE ZONING REGULATIONS, RESTRICTIONS AND REGULATIONS, RESTRICTIONS AND REGALEMENTS AND ALL OTHER MATTERS OF RECORD AND TO TAXES FOR THE YEAR 2004 SUBSEQUENT YEARS; WITH WARRANTY COVENANTS. A Default Judgment was entered in the above captioned and numbered cause against the Defendants in favor of Mortgage Electronic Registration Systems, Inc., as Nominee for Accredited Home Lenders, Inc. on January 27, 2009, in the amount of $65,068.99 plus interest at the rate specified in the judgment from January 6, 2009 to the date of sale. The sale is to begin at 11:30 a.m. on March 12, 2009, at the front steps of the Bernalillo County Courthouse, located at 400 Lomas NW, Albuquerque, New Mexico at which time I will sell to the highest bidder for cash the above-described Real Estate and all improvements thereon to pay the expenses of such Default Judgment referred to above, and to satisfy the amount of the total amount of the Judgment plus interest to the date of the foreclosure sale and the costs of the foreclosure sale. At such sale, the Plaintiff, Mortgage Electronic Registration Systems, Inc., may become the purchaser of the property being sold, or part thereof, and may apply all or part of the Judgment to the bid, should it be the highest bidder.
