REQUEST FOR QUALIFICATIONS (RFQ) FOR CONSTRUCTION MANAGEMENT (CM) SERVICES INSTITUTE OF AMERICAN INDIAN ARTS IAIA Sealed proposals for Construction Services (CM) for the renovation of the Student Life Family Housing Casita Residence Center will be received by the Institute of American Indian Arts at 83 Avan Nu Po Road, Santa Fe, NM 87508 for the project described below no later then 2:00 PM MST, January 12, 2009. Proposals to be addressed as follows: Construction Management (CM) Services. Casita Residence Center Renovation Institute of American Indian Arts 83 Avan Nu Po Road, Santa Fe, NM 87508 Attn: Director of Facilities, New Campus Construction. Description: IAIA plans to renovate 20,000 SF of existing Student Life Family Housing. The housing complex consisting of 20 apartment style 2 bedroom Casita units. Two of the Casita units are planned for renovation as a Campus Day Care Center. Copies of the RFQ, is available from IAIA through the office of Director of Facilities, New Campus Construction. Copies of plans sets and specifications for the project, may be obtained at the office of: Albuquerque Reprographics, 4716 McLoad NE, Albuquerque, NM 87109, 505-884-0862 In Accordance with the RFQ Instructions and upon deposit of $150 for each set of documents, prospective respondents may obtain a copy of the plans and specifications for the above referenced project. Only one set of documents will be provided for each Respondent per deposit. Additional sets of documents may be obtained with an additional deposit of $150 per requested set. Any respondent upon returning the documents in good condition within (10) days following the opening date of the proposal, will be returned the deposit. The IAIA reserves the right to reject any and all proposals and reserves the right to issue a subsequent Request for Qualifications or cancel the entire Request for Qualification process. The IAIA reserves the right to contact to contact any Respondent for clarification after the proposals are opened and to further negotiate with any Respondent if further clarification is deemed necessary by IAIA. The IAIA reserves the right to evaluate all proposals as submitted, to wave any formalities or irregularities contained therein, to select candidates for interviews, or to reject any or all proposals submitted should it be considered in the best interest of the IAIA. The IAIA further reserves the right to negotiate with any or none of the Respondents. All cost and expenses incurred by the Respondent, including but not limited to those related to preparation, transmittal, presentation of the RFQ, and interviews shall be borne by the Respondent. Public Law 99-498, as amended by Public Law 100-153 and Public Law 100-297 which created the IAIA, as currently constituted, authorizes the Institute to extend preference to Indian-owned business in contracts awarded by the Institute. Pursuant to this authority, the Board of Trustees of the Institute ("Board"), has adopted an interim Indian Preference Policy regarding contracting for construction management, engineering and related services. A copy of the policy is available for review and will be provided to any/all Respondents upon request. Pursuant to this policy, Indian preference will be given to Indian-owned businesses, and Indian organizations.
